Dear admin, please tell me, is it possible to reduce the width of the fire passage to 3.5 meters if the passage passes near the end facade of a residential building without window openings?
I re-read the above documents from cover to cover, and did not find anything.

Eugene, the width of the fire passage, according to regulatory documents - 6 m. In FZ-123 Article 67. Passages, driveways and entrances to buildings, structures and structures is spelled out
1. The entrance of fire trucks must be provided:
1) from two longitudinal sides- to buildings of multi-apartment residential buildings with a height of 28 meters or more (9 or more floors), to other buildings for permanent residence and temporary stay of people ...
Maybe in your case it doesn't matter how wide the passage from the end of the house is

I had a problem with access roads, because its border runs right in front of the entrance to my building. how it will be easier for me to solve the problem with access roads ???

Good day! Please tell me in what condition the fire passage in the private sector should be kept. The point is that I have acquired land plot in the village in the first line. The site is very elongated 16 x 75. There is a fire passage between my site and the neighbor's site (75m on the side). When we bought the site, the passage was closed with a gate with a lock. The keys were in the possession of two or three people. We began to negotiate for us to get the keys. They were just going to repair the road on their own. We could get the keys only if we participated in the repair. We have invested 20,000 rubles. for repair. And now the "comrade" from the second line, where SNT seems to begin, decided to improve this road to his section. Once again, he made repairs and again they demand another 20,000 rubles from us, or they give the first 20,000 and replace the lock on the gate. In general, should a fire passage be closed and who takes care of it?

Vladimir, I know that a project for the "Album of Fire Passage Designs for Mass Construction" has already been developed (when I find it I will definitely post it on the site). This album presents the designs of fire passages near high-rise buildings, taking into account modern requirements to ensure their fire safety. This album should be considered a companion to the album typical designs K 6101-07, which is available on this site for free download.

Hello. Help me please. We are planning to build a roof covering between the two buildings, which will be limited by thermal insulation walls. Because of this, there will be no through passage between buildings. Gates with dimensions 4000x4500 mm (height / width) will be installed at both ends of the roof overlap. Access is possible from both sides. That is, bypassing the existing building. Is it necessary here to provide a fire passage 6 meters wide, if access to the bypass is possible?
Thanks in advance.

Hello, we have a contiguous plot of land 20 meters wide. We plan to place on it office space... Do I understand correctly that I have to retreat from the border of my neighbor (it is only on one side, on the other is a residential building, but it is far away) 2 meters of a neutral strip + 6 meters for a fire passage (a building of 6 floors, 3.3 meters a floor)?

Sergey, in SNiP 2.07.01-89 * (Appendix 1 - Fire safety requirements) it is written that from the side of facades that do not have entrances, it is allowed to provide a 6 m wide strip (+ building blind area). For facades with entrances, the distance from the edge of the fire passage (6m) should be taken as 5-8 m for buildings up to 10 floors inclusive.
So, if there are no entrances from the neighbor's side, then this is 6 m, if there is, then 11-14 m.

I re-read mountains of information, but I could not find an exact answer to my question.
If it's not difficult, please tell me what to do in this situation:

Two houses (2 floors) were built 50 years ago at a distance of 30 meters from each other. The entrances of the houses look at each other. An office building was built nearby, and in the absence of parking, our courtyard turned into an office parking lot within a year. Now we have decided to stop the disgrace and fence off the courtyard area. But no one knows how to do it correctly. It is necessary to leave the fire passage, but its width according to some data is 3, according to others it is 6 meters. According to some data, it is impossible to close the fire passage, according to others, it is possible, but it is necessary that the keys be available at any time. We want to leave the fire passage, but move it closer to one of the houses so that the territory of the yard for the playground is as large as possible. What is the correct passage width for fire trucks? Is it possible to shift the passage from the center of the courtyard (we will violate the sanpin requirement of 6 meters in this way)?

Oleg, it's impossible to make one fire passage for two houses, because the distance from the driveway to the building should be from 5 to 8 m, the width of the fire passage is 6 m (possibly together with the sidewalk). But they do not have the right to make a parking lot between houses, because standardized distance from the wall of the building to the parking lot - 15 m (see SNiP 2.07.01-89 Urban planning). And I can't tell you how to deal with a spontaneous parking lot.

This morning I woke up as usual, my wife was going to work and said that she had seen that some piece of paper was attached to the car.
Moreover, this was done either late at night or early in the morning, since I woke up at about 8 am.
I got dressed and went out to look. Moreover, the car is parked in the yard, between two fences, along the house.
In addition to my car, there are also about 6 cars. The passage is not blocked, but you need to drive through there very tightly.
So that's it. What was written on this paper.

***
Dear car owner!
You are kindly requested to remove the car from the fire passage.
It is prohibited to park the car on the fire lane.

LLC "ZhKS No. 3 Primosrkogo region"

Actually what interests me. On what basis is this warning issued? Why did I not notice the same pieces of paper on none and 5 standing next to cars? Where in general is there a designation that this path in the courtyard of the house is a fire passage and to all this the car does not block the passage + I am always at home and at any time, if necessary, I can rearrange it, though it would be where.

Valery, the question is a little to the wrong address. I design the master plan, others are involved in the operation. Therefore, I can inform you that a fire passage is mandatory for any residential building. Usually it is projected from all sides at a distance of at least 5 meters from the wall. Its width (together with the sidewalk) is 6 m. After the 2010 fires, fire safety requirements have become more stringent. And the rest of the questions should be asked in the HCS # 3.

Hello!
We have apartment house, 4 floors. There used to be 2 entrances to the courtyard. A couple of years ago, a shopping center was built nearby. The owners of the shopping center took and erected a fence from the end of the house, completely covering one entrance to the courtyard.
Is there some kind of violation here? Moreover, there is a store on the ground floor, and because of this fence, goods are loaded and unloaded from the side of the yard, where there are entrances and exits to the entrances (it turns out that the end of the building is blocked by the fenced off territory of this shopping center).

Yesterday, for example, fell a big tree right at the only remaining entrance. If there is a fire, there are simply no options for arrival. Where to complain is not clear.

The width of the road depends on several reasons.
If this is a local road, then it should have 2 lanes of 3 m each (i.e. 6 m).
If this is a passage of the main value - 2 lanes of 2.75 m.
If the passage is of secondary importance - 1 lane with a width of 3.5 m.

and for residential buildings this rate can be used.
Example: Residential building (5 floors) with three sides normal travel according to all the rules (including the side where the entrances to the entrances). Is it possible from the 4 side, not the end one) not to make an asphalt driveway, but limit it to a 15-meter lawn, without trees?

And what, Santa Clauses are also interested in the width of fire passages? Seriously though, it's nicer to call by name! So dear DedMor, in the same Federal Law No. 123 in Article 67, paragraph 1, options for passages for residential buildings are described. A circular passage is not required (only from the longitudinal sides) if this building is not one-section. For a single-section residential building, an entrance from all sides is required, 6 m wide (it is possible with a sidewalk).

Lilia, all regulatory requirements for settlements (including villages) are reflected in the Federal Law No. 123-ФЗ dated July 22, 2008 "Technical Regulations on Fire Safety Requirements".
Section II Fire safety requirements for the design, construction and operation of settlements and urban districts.
Chapter 15 Fire safety requirements for urban planning activities.
Article 67 Passages, driveways and entrances to buildings, structures and structures, clause 6 The width of passages for fire fighting equipment must be at least 6 m.
p. 17 The planning solution for low-rise buildings (up to 3 floors inclusive) must provide access for fire fighting equipment to buildings, structures and structures at a distance of no more than 50 m.
There is nothing about the fire passage between the houses.
The fire-prevention distance between buildings depends on the degree of fire resistance of the structures from which they are built.
Chapter 16 Requirements for fire distances between buildings, structures and structures.
Article 69 Fire-prevention distances between buildings, structures and structures. There is a lot of information here, you need to look at the document. It can be downloaded from my website.

Hello, I cannot find a clear standard for the minimum distance from the wall of a 9-storey residential building to the edge of the fire passage closest to the house. Clause 2 * SNiP 2.07.01-89 contains the phrase "as a rule" and does not specify to which edge, and clause 11.6 SP 42.13330.2011 normalizes the distance in case of exceeding the distance from the edge of the passages

Boris, you are right, in Federal Law No. 123 "Technical Regulations on Fire Safety Requirements" the maximum distance is normalized.
In the joint venture 42.13330.2011 “Urban planning. Planning and development of urban and rural settlements. " in chap. 11 Transport and road network there is clause 11.6, which says: “The distance from the edge of the main carriageway of streets, local or side passages to the building line should be taken no more than 25 m. m from the building line a strip 6 m wide, suitable for the passage of fire trucks. "
I think that this distance is the minimum. Moreover, in the old version of SNiP it was indicated - from 5 to 8 m ...

in clause 5.6 The planning solution of the territory of the gardening, dacha association should ensure the passage of vehicles to all individual garden plots and public facilities.
in clause 5.7 ... The width of the carriageway of the street and driveways is taken for streets - not less than 7.0 m, for driveways - not less than 3.5 m.
in clause 5.8. On the driveways, it is necessary to provide traveling platforms with a length of at least 15 m and a width of at least 7 m, including the width of the carriageway. ... The maximum length of a dead-end driveway should not exceed 150 m. Dead-end driveways are provided with turning platforms at least 15x15 m in size.

Anastasia, the norms really say that a 6-meter firefighter can include the width of the sidewalk adjacent to this passage.
In my project there was an option when I indicated a 6-meter footpath as a fire lane. If its coverage is designed to withstand the load from a fire engine, then why not? In my project, this option passed and did not cause any complaints.

Igor, to your question I can quote the Technical Regulations on Fire Safety Requirements No. 123-FZ:
Chapter 15 Fire safety requirements for urban planning activities. Article 67 Passages, driveways and entrances to buildings, structures and structures. p. 17 The planning solution for low-rise residential buildings (up to 3 floors inclusive) must provide access for fire fighting vehicles to buildings, structures and structures at a distance of no more than 50 meters. So your dead end may not be considered a fire lane, because the distance to the passage is 30 m, i.e. less than 50 m

Article 98 Requirements for roads, entrances (exits) and passages on the territory of a production facility,

96. Ilyas writes:

Hello, there is a plot of 30 acres which one side faces a public road (from the other 3 sides there are other plots), we want to build

With the advent of systemic urban planning, great attention was paid to the issues fire safety, after all, a fire is much easier to destroy in the bud than after it has spread, not to mention the damage caused.

For this reason, during the planning of construction, the height of the fire engine is taken into account, in accordance with which the height of the passage for fire engines is observed, and their unhindered access to the building is ensured.

What do these standards mean?

In the first case, we mean the possibility of a through movement of specialized equipment through a specific zone, and in the second, the possibility of getting closer to the object. Both points are designed to provide access for EMERCOM employees and their equipment to buildings in which a fire is detected.

According to SNiP 2.07.01-89, the existing fire safety standards are obliged to provide unhindered access for fire trucks to the building, as well as free access of the Ministry of Emergency Situations to each room from elevators or special ladders.

This formulation imposes special requirements to the arrangement of fire arches or driveways, which must meet the specified standards. Here it should be clarified that a fire passage is called a break in the structure or the distance between buildings, which provides free passage of fire-fighting equipment to any emergency... In addition, it prevents the spread of fire to neighboring buildings.

Technical regulations in force in Russian Federation and approving fire safety requirements, states that:

  1. The distance for the passage of fire engines from the edge of the arch to the building must be at least 5 meters. At the same time, for high-rise buildings over ten floors, the minimum distance is 10 meters.
  2. Through passages in structures must have a width equal to or greater than 3.50 meters, and the height, taking into account the height of a standard fire engine, must be at least 4.25 meters.
  3. Arches can be located at a maximum every 300 meters, and in the case of building around the perimeter, this distance should not exceed 180 meters.

Exceptions to the rule

At the same time, in settlements and / or areas of historical development, the regulations allow leaving the parameters of existing passages unchanged. In addition to the above case, the width of the passage may not meet the standards if:

  • the walls of neighboring structures do not have windows, and their fire resistance corresponds to the 1st and 2nd degrees - you can narrow the gap by 20%;
  • buildings are located in a zone of seismic activity reaching nine points - it is necessary to expand the passage by 20%;
  • one of the buildings has fire resistance from 3rd to 5th degree and is located in a 100-kilometer coastal strip - an increase in width by 25%;
  • neighboring houses are two-story frame-panel type or have a flammable facade finish - the gap is made 20% larger.

The distances between outbuildings are not standardized by the regulations, and the degree of fire resistance is assigned in accordance with GOST 30247.

Compliance with these rules, among which the fundamental rule is the observance of the gaps between buildings, is vital for people, as well as for the safety of their property.

Video: difficult passage of a fire truck in the courtyard of the house

A fire-prevention driveway is an access road that makes it possible to move specialized vehicles to any building or structure in the controlled area.

The first two documents establish the standards for the equipment of fire-prevention passage, and the third regulates the load on the road surface.

Main normative documents regulating technical parameters:

  1. Federal Law No. 123-FZ of July 22, 2008;
  2. SP 42.13330.2011;
  3. SP 4.13130.2013 (clause 8.9).

Device and design

Fire passages that lead to courtyards closed and semi-closed types, as a rule, have an arched shape with a vault height of at least 3.5 m. open space between residential buildings one block, then open or arched entrances should be arranged at intervals of 300 m, and the height of the arch should be at least 4.25 m in order for a fire truck with a ladder or an aerial platform to pass through to evacuate people from the upper floors of the building.

If the yard is completely impassable, then at the very end of the path it is necessary to equip a turning platform with dimensions of 12 by 12 m. Maximum length the dead end, on which the turning platform should be equipped, does not exceed 150m. Otherwise, it is necessary to arrange two sites.

The roadbed and curbs must have specialized markings. Covered with reflective paint, red. The turning platform around the perimeter is treated with an antiseptic to prevent overgrowing with weeds. Water intakes are installed along the contour for the intake of excess water.

Thickness road surface on the fire path is installed in accordance with the operational load and geological parameters of the soil. It must withstand large-capacity vehicles with an axle load of at least 16 tons.

According to the existing standards of fire-prevention passage, the width of the passage, as well as the distance from the edge of the passage to the wall of the building, depends on the number of storeys of the structure. A 3.5 m wide road should lead to buildings up to 5 floors. 6-16 floors, the width of the fire-prevention entrance is not less than 4.2 m. more than 17 floors - 6m.

  • From the edge of the driveway to the wall of the building:
  • up to 10 floors - 5-8m;
  • 10 and more floors - 8-10m.

If the building is a residential building more than 9 floors high, a hospital or educational institution of any type must be equipped with a fire passage from both sides (from the side of the yard and from the side of the street). In conditions of dense urban development, this is quite problematic.

Exceptions

There are cases when the width of the existing passage cannot be changed in accordance with the current regulations. We are talking about historical buildings, near which the paths cannot be subject to correction. Width may not comply with current regulations in the following cases:

  • Reducing the distance by 20% is allowed if neighboring buildings have a 1st or 2nd level of fire resistance;
  • The width of the passage increases by 20% if construction is carried out in a seismologically active region;
  • Expansion of the passage by a quarter is necessary if at least one of the neighboring buildings has a low refractoriness of 3-5 degrees;
  • If neighboring buildings have facades made of combustible materials (polystyrene, polyurethane foam), then the distance between them must be additionally increased by 20%

The area in front of the fire entrance should not be surrounded by bushes or trees, and overhead power lines should not be installed near it.

1. The entrance of fire trucks must be provided:

1) from two longitudinal sides - to buildings of multi-apartment residential buildings with a height of 28 meters or more (9 or more floors), to other buildings for permanent residence and temporary stay of people, buildings of entertainment and cultural and educational institutions, public service organizations, educational institutions , medical institutions of a stationary type, scientific and design organizations, governing bodies of institutions with a height of 18 meters or more (6 or more floors);

2) from all sides - to single-section buildings of apartment buildings, educational institutions, preschool educational institutions, medical institutions with a hospital, scientific and design organizations, management bodies of institutions.

2. The buildings, structures and structures of production facilities along their entire length must be accessible by fire trucks:

1) on the one hand - if the width of the building, structure or structure is not more than 18 meters;

2) on both sides - when the width of the building, structure or structure is more than 18 meters, as well as when arranging closed and semi-closed courtyards.

3. It is allowed to provide for the access of fire trucks only from one side to buildings, structures and structures in the following cases:

1) less number of storeys than specified in clause 1 of part 1 of this section;

2) two-way orientation of apartments or premises;

3) the device of external open stairs connecting the loggias and balconies of adjacent floors with each other, or stairs of the 3rd type in the corridor layout of buildings.

4. To buildings with a building area of more than 10,000 square meters or more than 100 meters wide, access for fire trucks must be provided from all sides.

5. It is allowed to increase the distance from the edge of the carriageway road to the nearest wall of industrial buildings, structures and structures up to 60 meters, subject to the arrangement of dead-end roads to these buildings, structures and structures with sites for the turn of fire equipment and the installation of fire hydrants at these sites. At the same time, the distance from industrial buildings, structures and structures to sites for turning firefighting equipment should be at least 5, but not more than 15 meters, and the distance between dead-end roads should be no more than 100 meters.

6. The width of passages for fire fighting vehicles must be at least 6 meters.

7. In the total width of the fire passage, combined with the main entrance to the building, structure and structure, it is allowed to include a sidewalk adjacent to the passage.

8. The distance from the inner edge of the entrance to the wall of the building, structure and structure should be:

1) for buildings no more than 28 meters high - no more than 8 meters;

2) for buildings over 28 meters high - no more than 16 meters.

9. The structure of the pavement of passages for fire-fighting vehicles must be designed for the load from fire-fighting vehicles.

10. In closed and semi-closed yards, it is necessary to provide passages for fire trucks.

11. Through passages (arches) in buildings, structures and structures must be at least 3.5 meters wide, at least 4.5 meters high and located no more than every 300 meters, and in reconstructed areas with construction along the perimeter - not more than 180 meters.

Fire passages are an integral part of modern landscaping. Fire passages around buildings should provide free access for fire trucks in case of such a need, be reliable and convenient for movement and turns of heavy equipment.

Fire brigades are often faced with the problem of lack of fire lanes, parking spaces and moving areas. Often, residents of houses block fire passages with hemispheres or use them for parking vehicles, which is categorically unacceptable.

Passages for fire trucks are designed in accordance with current regulatory documents, which indicate the dimensions of fire passages, their distances from buildings, etc.

Requirements for fire passages :

The width of passages for fire fighting equipment, depending on the height of buildings or structures, must be at least:

3.5 meters - with a height of buildings or structures up to 13.0 meters inclusive;

4.2 meters - with a building height from 13.0 meters to 46.0 meters inclusive;

6.0 meters - with a building height of more than 46 meters.

It is allowed to include a sidewalk adjacent to the driveway in the total width of the fire-prevention passage, combined with the main entrance to the building and structure.

The distance from the inner edge of the driveway to the wall of a building or structure should be:

For buildings up to and including 28 meters high - 5 - 8 meters;

For buildings over 28 meters high - 8 - 10 meters.

In closed and semi-closed yards, it is necessary to provide passages for fire trucks.

Through passages (arches) in buildings and structures must be at least 3.5 meters wide, at least 4.5 meters high and located no more than every 300 meters, and in reconstructed areas with construction along the perimeter - no more than 180 meters. In the historical buildings of settlements, it is allowed to save existing sizes through passages (arches).

Dead-end driveways must end with areas for turning firefighting vehicles measuring at least 15 x 15 meters. The maximum length of a dead-end passage should not exceed 150 meters.

In low-rise residential buildings (up to 3 floors inclusive), fire fighting equipment must have access to buildings and structures at a distance of no more than 50 meters.

On the territory of a horticultural, vegetable gardening and dacha non-profit association of citizens, fire fighting equipment must be provided with access to all garden plots, united in groups, and public facilities. On the territory of a horticultural, vegetable gardening and dacha non-profit association of citizens, the width of the carriageway of streets must be at least 7 meters, and of driveways - at least 3.5 meters.
